New processing facility Hebridean Seaweed

3b are delighted to be awarded the Design and Build contract to deliver Hebridean Seaweeds new processing facility on the Isle of Lewis. This £6m investment will enable Hebridean Seaweed to meet its ever increasing demand for its high quality products. This is a fantastic example of a company expanding its operations in a remote part of Scotland.

Works are due to start on site next month. More news to follow


Coo Palace Ahead of Schedule

In January 3b construction started work on site. This was planned to be a two-year contract but we are now reasonably confident that the 26 new cottages, apartments, the leisure centre and indoor swimming pool will be available for occupancy in autumn 2019. However, it is still early days and so they will not accept any bookings until this autumn at the earliest. There are not many “undiscovered” corners of the United Kingdom, but it would appear that Galloway is one. This site will certainly appeal to those who love the great outdoors. It has been cleverly designed by JMP Architects of Lancaster who were also responsible for Lodge Yard, Henllys, Merlewood and, most recently Lucker Hall. Virtually every property will have an uninterrupted southerly view over the Solway Firth towards the Isle of Man. The nearest village of note is Gatehouse of Fleet which has a luxury hotel with a golf course, pubs and shops. Borgue which is three miles from the site only has a small hotel and restaurant. The site is too small to sustain an onsite restaurant but there will be a very small shop for emergency supplies. We are confi dent this will be another fabulous and popular HPB site. With some sunny weather and a lot of hard work, progress at Coo Palace is really coming along.

The Property Development Co-ordinator David Bullock, who has been keeping up with the contractors on site, says the team is currently working ahead of schedule and if all continues to go to plan, we’re looking at a completion date towards the middle of next year. Coo Palace, located on the coast road overlooking Castle Haven Bay in Galloway, is in a stunning position with views of the Solway Firth stretching out before it. Being listed as a Grade A building by Historic Scotland, as much of the original structure as possible will be preserved during the construction project; the 3b team are restoring the existing dairy and stables, as well as constructing new buildings. Once transformed, the eight-acre site will have a total of 26 units including a property that incorporates parts of the original tower. A range of property sizes will be available; mostly one- and two-bed properties, with a couple of three-bed units. There will be a separate leisure building on site that will have a swimming pool, a club room and a little shop. The builders are currently working on a row of six properties that will lie, half submerged, right at the front of the site. These will have glass fronts, providing exquisite, uninterrupted views right out to sea, possibly as far as the Isle of Man.


Stranraer Millennium Centre

3b are pleased to announce that we have been selected to build this new community and business centre in Stranraer. Works are due to start on site this month.

Coo Palace

3b have started on the new £7m complex for the Holiday Property Bond, who have bought the eight acre Coo Palace site in Kirkcudbrightshire, with plans to convert the buildings into 21 holiday houses, 8 luxury flats and a leisure complex complete with a swimming pool.

As you can see from the photos the project is progressing well. Several excavators and our tipper fleet are working hard to get the earthworks done which includes the breaking out and removal off site of 20,000 tonnes of rock.

Our groundworks and building teams are making good progress with two blocks already out the ground and timber frames starting to be erected. The leisure complex is also underway.

Work will shortly begin on the restoration of the existing buildings which will be converted into houses and flats.

The project also has a central biomass energy centre with district heating pipes running to each of the blocks to provide heating

Moat Brae House Restoration

3b Construction are in the final phases of the reinforced concrete works associated with Moat Brae House in the centre of Dumfries. The works entailed various RC foundations and walls and a challenging structure to the west wing. This comprised of a waterproof RC basement structure between two buildings with stepped and sloping soffit slabs along with a 4 storey lift and stair core adjacent to the existing gable of Moat Brae House. The next step is to shutter in-situ 6 flights of stairs and landings within the stair core along with a suspended roof slab.

This significant property dates back to 1823 and at one time it was known as ‘Number One Dumfries’ The property has been acknowledged by J.M Barrie as the inspiration for his famous and legendary story Peter Pan.

Yesterday’s Blue Monday proved to be far from depressing for Ayrshire Housing as local school children opened its latest development in the village of Dailly.
The project to transform the derelict pub site into much-needed homes for affordable rent has taken just nine months to complete.

The children were joined by South Ayrshire’s Provost Helen Moonie and Jeane Freeman, local MSP and Scotland’s minister for social security.
The project was made possible by generous funding from the Scottish Government and South Ayrshire Council. The energy-efficient houses were designed by Ayr-based architects ARPL and built by 3b Construction.

3b are delighted to be starting on a new complex for the Holiday Property Bond, who have bought the eight acre Coo Palace site in Kirkcudbrightshire, with plans to convert the buildings into 21 holiday cottages, 8 luxury flats and a leisure complex complete with a swimming pool.

This will bring the Coo Palace back in to use after several decades of lying derelict. The original building was built in the late 19th Century and the castle-like structure will be preserved as part of the plans going forward.

This £7m project will bring many benefits to the area and community including new jobs and investment.

New Dementia Care Unit in Kelso


3b are delighted to be commencing on site next week on a new £5m Dementia Care Unit in Kelso, the first specialist unit in the Scottish Borders.

Murray House is to be situated next to the existing Queens House Care Home. This is a residential nursing care home designed for the needs of Dementia residents and built using the latest knowledge for the needs of this growing illness.

The new care home will provide employment for additional staff. The supporting infrastructure will be separate to Queen’s House due to the nature of the Dementia residents having different needs. The central hub and service building will be positioned to the south east of the existing boundary wall and will share a public domain with Queens House. This allows the more utilitarian functions to be kept separate from the dementia care residents and will provide activity areas, a salon, and quiet room which service at a destination for residents of Queens House and the new Murray House.
