The Paddocks site is the former Old Racecourse Hotel in Victoria Park, Ayr.
Careful consideration was needed to retain and restore the structure of the existing building and coach house for conversion to luxury mews cottages and apartments. All materials sourced had to reflect the materials used in the existing buildings and to be in keeping with the surrounding Conservation Area.
To satisfy demand, 3b construction had to fast track the construction of 4 new build terraced units and conversion of the stable block into 2 luxury flats, along with completing the monoblocked courtyard, car parking and all service installations. Following the successful handover of the first phase, 3b construction started the refurbishment and fit-out of the main building.
Our in-house technical team added value by proposing removing the existing roof and inserting a new structural steel core, which would allow an additional two flats for sale within the existing structure.
Our structural steel division detailed, manufactured and installed the new steel core, new steel floor beams and a new cranked steel roof structure. Once complete, our building division completed the internal fit-out, including all mechanical and electrical services.
To reflect the luxurious and bespoke feel of the development, our joinery manufacturing facility produced and installed each purchaser’s choice of finishes.
