How to build your own home...

You’ve decided to take the plunge and create your dream home. Its likely to be the biggest investment you will ever make and starting the ball rolling is a daunting prospect. Here is a little introduction to the first steps you will have to take.

 

Work out a budget

Think about how much your home might cost but more importantly how much you can afford.

Choose your plot

Probably the single most important decision that will be taken as this will determine what you can build and how you can build it.

Construct a team.

Again another key decision, finding the right people to construct your home will mean time and cost savings and ensure that the final product is the best it can be. Key people to employ are architects, surveyors and of course a builder.

Make your Plans

A home designer or Architect can help you at this stage to come up with an innovative design to create your ideal home. It is worth involving your chosen builder at this stage as well to discuss building constraints that may arise depending on your house plan. 3b construction has already successfully completed many unique houses that are complicated in design.

Get planning permission

This needn’t be a difficult process, ensure that you include all documentation the council asks for as administrative holdups can be very time consuming and frustrating. At the moment Dumfries and Galloway Council ask for 5 copies of the following to be submitted with every application.

  • A location plan at a scale of 1:2500
  • A block plan at a minimum scale of 1:500
  • All new elevations need to be shown on a new build home in the context of the adjacent ground level and buildings.
  • Detailed floor and roof plans.
  • Cross sections and levels
  • Specifications detailing external appearance
  • Vehicular access and vehicle movements
  • Water supply and drainage
  • Landscape works to a scale of 1:200 or 1:500.

A good architect will manage this process so there will be very little pain for you.

Arrange finance

Preliminary work on this can begin before you choose your plot but the main body of work will be done once detailed and approved plans are available. There are oodles of information on this subject but a good presentation to potential lenders is essential as is detailed scheduling of payments with your builder.
